1. Introduction

Welcome to Vertigo Propiedades. These Terms and Conditions govern the use of our vacation rental management services. By engaging our services, you agree to comply with these terms.

2. Services Provided

Vertigo Propiedades offers full-service vacation rental management, including property listing, guest communication, maintenance coordination, and financial management. The scope of services will be outlined in a separate service agreement between Vertigo Housing and the property owner.

3. Property Owner Responsibilities

  • Ensure the property meets safety and legal requirements for vacation rentals.

  • Maintain proper insurance coverage for rental activity.

  • Notify Vertigo Propiedades in advance if the property is unavailable for guest bookings.

4. Fees and Payments

  • Vertigo Housing charges a management fee, deducted from each booking. The specific percentage or fee structure will be outlined in the service agreement.

  • Payments for bookings are processed and transferred to the property owner based on the agreed-upon schedule.

  • Any additional costs related to maintenance, repairs, or special guest requests may be deducted from rental earnings or billed separately.

5. Guest Bookings and Cancellations

  • Vertigo Propiedades manages guest bookings and enforces cancellation policies according to the platform where the booking was made (e.g., Airbnb, Booking.com).

  • Refunds and compensation for cancellations are subject to the terms of the booking platform.

6. Property Maintenance and Damages

  • Routine cleaning and maintenance are scheduled to ensure the property remains in excellent condition.

  • In case of damage caused by guests, Vertigo Propiedades will assist in filing claims through the booking platform or security deposits, but the final resolution is subject to platform policies.

7. Liability and Insurance

  • Vertigo Propiedades is not liable for damages, theft, or injuries occurring at the property. Property owners are responsible for carrying appropriate insurance.

  • Any legal disputes between guests and property owners must be resolved independently, with Vertigo Propiedades acting only as an intermediary.

8. Termination of Services

  • Either party may terminate the agreement with prior notice, as specified in the service contract.

  • Upon termination, Vertigo Propiedades will remove the property listing and settle outstanding payments.

9. Amendments to Terms

Vertigo Propiedades reserves the right to update these terms at any time. Continued use of our services implies acceptance of the revised terms.
